General Conditions

Duration of stay: The tenant having signed the contract made for a specific period of time, may flot under any circumstances exercise any right to remain in he premises after the end of the stay.

Conclusion of the contract : The reservation becomes effective when the tenant's payment of 30% of the total amount due has been received by the landlady, accompanied by a copy of the signed contract . A second copy is to be kept by the tenant.

The letting agreement made between the parties of this contract cannot in any way benefit, even partially, a third party (whether an individual or an association) without the written consent of the landlady.

Any infraction of the agreement will entail its cancellation to the detriment of the tenant, any profit accruing remaining with the landlady.

Cancellation by the tenant : All cancellations must be made by registered letter or Fax to the landlady.

Cancellation before arrival : The advance deposit remains the property of the landlady. She can demand be balance of the rent if the cancellation is made less han 60 days before the anticipated date of arrival. If the property can be re-let for the same period and at the same price the balance will be returned.
If the tenant does not appear during the 24 hours following the date shown on the contract, the contract is nullified and the landlady is free to do as she wishes with the property. The advance deposit remains in the possession of the landlady who will demand the balance owing.
If the stay is cut short, the sum remains the possession of the landlady. There will be no reimbursement.

Cancellation by the landlady : In case of withdrawal by the landlady, for whatever reason, she undertakes to pay back the sums received.

Arrival : The tenant must arrive on the day and at the time agreed on the contract. In case of a delay the tenant must notify the landlady. Payment of the balance owing for the rental must be made without fail on the lay of arrival.

Condition of premises : An inventory will be signed by the tenant and the landlady or her representative on arrival and departure. This inventory is the only reference in case of litigation conceming the condition of the premises.

Returnable deposit : On arrival, the tenant will be asked for a deposit of the amount indicated on the contract. After establishing together that the condition of the premises is satisfactory, on the departure of the tenant, this deposit will be returned in the week,deducting the cost of making good any damage.
In case of early departure, before the time mentioned or the descriptive sheet, preventing the establishment or the satisfactory condition of the premises on the day of departure, the deposit will be sent by the landlady with no more than a week's delay.

Use of premises : The tenant must ensure the peacefull character of the premises and use them in conformity with their purpose.

Capacity : The contract is agreed for a maximum number of people. If the number of occupants exceeds the capacity stated, the landlady can refuse the extra people.

Animals : Animals are not accepted.

Insurance : The tenant is responsible for ail damage taking place during his tenancy. It is suggested that he takes out a "holiday" policy to cover these risks.

Payment of miscelianeous charges : At the end off the stay, the tenant must pay all charges not included in the rent. They will be calculated as mentioned in the contract and the descriptive sheet. A receipt will be given by the landlady.
